A property inspection report is both a legal document and a showcase for your work. It needs to be complete, readable, and reflect your identity. Spectalya generates the PDF automatically from the inspection, and puts you in control of how it looks.

Your visual identity

  • Logo on the cover page and in the header;
  • primary and accent colours, for headings and graphic elements;
  • header subtitle and footer text, defined in French, Dutch and English: the right text is displayed according to the report language;
  • name of the surveyor who carried out the inspection, shown on the cover page and in the legal documents.

For an organisation (Enterprise plan), this customisation is defined once for the whole team and synced across all devices.

Report structure

The report follows the structure of the inspection, room by room, item by item. Several options let you adjust its content:

  • summary table at the start of the report;
  • statistics banner (number of photos, transcriptions, documents);
  • field labels shown or hidden;
  • hiding empty items: an item with no photo, description or transcription is left out of the PDF, and a parent item is hidden if all its children are empty.

This last setting avoids pages of empty sections when the template is more detailed than the property.

Photo layout

Photos account for most of a report’s size and evidential value. You choose:

  • the number of photos per row and their height;
  • whether or not to display photo names;
  • gallery mode: rather than being inserted under each item, all photos are grouped together in a “photo report” section at the end of the report.

Damage cost estimates

When damage has been costed, the report presents a line-by-line breakdown and the total. A customisable disclaimer text (in French, Dutch and English) can accompany the cost estimate, for example to point out that the amounts are indicative or that age-related deterioration has been taken into account.

Signatures and absences

The parties’ signatures are collected on the device and included in the report. An absent party is recorded as such, rather than leaving an empty signature box that could cause confusion.

Your legal documents — terms and conditions, mandatory notices, templates specific to your firm — can be managed and ordered by the organisation, then attached to inspections. They sync automatically with the app.

A report you can regenerate at any time

The PDF is not set in stone: it is regenerated from the preview whenever needed. A last-minute correction? Edit the inspection, regenerate, re-export. For very large inspections, the export can even be done without the PDF, which can still be regenerated later.

In practice

Report settings are configured once, then apply to all your inspections. The result: consistent reports, in your colours, with no manual formatting at all.
