A property inspection is a visit… followed by hours of office work: retyping notes, sorting photos, inserting them in the right place, formatting, costing, getting signatures. Spectalya was designed to eliminate this double entry: everything is done on site, on a smartphone or tablet, and the report is ready by the end of the visit.
Who is it for?
Spectalya is aimed at professionals who describe properties in a structured way:
- property surveyors and surveyors carrying out move-in and move-out inspections;
- property managers and letting agencies;
- building managers (syndics) for reports on common areas;
- loss adjusters and surveying firms.
The app grew out of a project carried out with a Belgian surveying firm to digitise its fieldwork. It is available on iOS and Android, in French, Dutch and English.
The principle: one inspection, one structure, zero retyping
A ready-to-use structure
Every inspection starts from a template: studio, flat, house, or a generic template. The template lists the rooms and the items to describe (floors, walls, ceilings, joinery, fixtures and fittings…). You adapt it to the actual property: add a room, duplicate a bedroom, delete an item that isn’t there.
Photos and voice, in the right place
For each item, you take one or more photos and dictate your findings. The photos stay attached to the item they illustrate; the dictation is automatically transcribed by AI, then reviewed and corrected if necessary. No more typing on a screen in a poorly lit cellar.
Built-in cost estimates
For a move-out inspection or a survey, tenant damage is costed directly within the inspection, using a price list. The cost estimate appears in the report and can also be exported as a spreadsheet file.
A PDF report signed on site
At the end of the visit, the report preview is available immediately. The parties sign on the device, and the PDF is generated: structured room by room, with photos, descriptions, readings and signatures.
Exports to your tools
The complete file (report, photos, recordings, data) can be exported as a ZIP or sent directly to Dropbox, Google Drive, an FTP/SFTP server or Amazon S3 storage.
What makes the difference
- Designed for fieldwork: large buttons, burst multi-photo capture, dictation rather than typing.
- Multilingual from start to finish: you can dictate in one language and produce the report in another — the transcription is then translated.
- Industry vocabulary: glossaries improve recognition of technical terms and brand names.
- Check before closing: a checklist flags anything missing (signatures, items not covered…) before you close the inspection.
- Your branding: the report’s logo, colours, header and footer can all be customised.
What about teams?
Firms and agencies have access to an Enterprise plan: centralised user management, a shared glossary, export connectors and shared legal documents, report customisation for the whole organisation, and inspection history. We cover it in detail in Spectalya for teams.
